How to Reverse-Engineer Your Peninsula Home Search at 6.52%

Most buyers browse listings first and do the math second. Flip that process, and you will compete smarter in one of the country's tightest housing markets.

Step 1: Lock In Your Comfortable Monthly Payment First

Before you open a single listing, decide on your maximum monthly PITI: principal, interest, taxes, and insurance. A common starting formula is the 28% rule. If your gross household income is $15,000 per month, your target PITI ceiling is around $4,200. That number is your anchor for everything that follows. Write it down and treat it as a hard limit, not a suggestion.

Step 2: Back-Calculate What That Payment Buys at 6.52%

At today's 30-year fixed rate of 6.52%, every $100,000 you borrow costs roughly $634 per month in principal and interest. That gives you a fast shortcut. Divide your available P&I budget by $634, then multiply by 100,000, and you have your approximate loan ceiling. If you have $3,000 per month for P&I, that works out to roughly a $473,000 loan. Add your down payment and you have a realistic target purchase price.

Step 3: Factor In Peninsula Property Taxes and Insurance

Here is where many buyers get tripped up. San Mateo County property taxes run around 1.1% of the assessed value annually. On a $1.2M home, that alone adds roughly $1,100 per month to your payment before insurance. Homeowners insurance on the Peninsula typically adds another $150 to $250 per month depending on the property. Both of these costs come directly out of your PITI budget, which means the loan you can actually carry is smaller than your pre-tax math suggests. Run the full PITI number before you fall in love with a listing.

Step 4: Stress-Test Against the Neighborhoods You're Targeting

Your budget determines where you can genuinely compete, not just what you can theoretically afford on paper. San Bruno is one of the more accessible entry points on the Peninsula right now. Homes are moving in 9 to 14 days, inventory sits around 1.7 months of supply, and sale-to-list ratios are consistently above 100%. If your ceiling lands below $1.2M, San Bruno deserves a serious look. Step up in price and you are looking at markets like San Mateo or Burlingame, where entry points are higher and competition for well-located, move-in-ready homes is just as fierce.

Step 5: Decide Whether to Buy Down the Rate or Preserve Cash

A 1-point buydown to roughly 5.52% on a $900,000 loan saves you about $565 per month. It costs approximately $9,000 upfront. That is a break-even of around 16 months. If you plan to stay at least two years and the cash is available, a buydown can make real sense. But in a low-inventory market where you may face a bidding war, a stronger down payment or a larger earnest money deposit can be worth more than a rate reduction. Think about which advantage matters most before you commit.

Step 6: Get Fully Underwritten Before You Write an Offer

A standard pre-approval letter is not enough in this market. A fully underwritten approval, where a lender has already reviewed your income, assets, and credit in detail, lets you submit an offer without a financing contingency. In multi-offer situations, that matters enormously. Sellers in competitive markets across the Peninsula, including at the higher price points in Hillsborough and Burlingame, want confidence that the deal will close. A fully underwritten buyer delivers that confidence in a way that a simple pre-approval simply cannot.

Starting from your payment and working backward is not just a budgeting exercise. It is the clearest way to walk into a competitive offer situation knowing exactly where you stand.
